Buying a home should be a great experience.  It will most likely be the largest purchase of your life.  More than 80% of home buyers on Long Island finance their homes with an FHA Mortgage.  Prospective buyers can own a home with only 3.5% down.  A major unexpected bill or bills could put you in serious trouble fast.  Be smart, get an Energy Audit done BEFORE you close.  Is the insulation to code? How efficient is the boiler/furnace? What are the fuel/electric bills for the house?  Don't be like some of my clients that bought their dream home only to find out that it was so inefficient that they were getting an oil delivery every 2 weeks in the winter and their air conditioner never seemed to shut off in the summer.
